Monadnock Habitat for Humanity does not just build new homes.

As part of the mission to make sure that everyone has a safe, decent and affordable place to live, we can provide necessary home repairs as part of our Small Home Repair Program so homeowner’s can continue living safely in their home. Repairs completed by MHFH may be either exterior or interior improvements that address health and safety concerns or code violations. We will work with the homeowner to determine the type of repairs and/or modifications that will best meet the needs of the home occupants. 

MHFH aims to assist homeowners who are affected by disability, age or family circumstance to complete much-needed home repairs. Eligible families must earn between 30-60 percent of the Area Median Income as determined by the Department of Housing and Urban Development. **See chart below for Income Guidelines**

Small Home Repair is for existing homeowners, Habitat can provide home repairs necessary to continue living safely and affordably in your own home. Eligible families must earn below 80% of the area median income; these guidelines are determined by the U.S. Department of Housing & Urban Development each year.

The repairs cannot exceed $2,500 in total cost and should require only a few days’ worth of work. (Examples of repairs can include):

  • Step repairs
  • Deck/porch repairs
  • Wheelchair ramps and installation of handicapped accessibility features
  • Weatherization projects
  • Siding repair
  • Window and door repairs
  • Flooring repairs
  • …and much more

To Qualify:

Families interested in a small home repair through Habitat must:

  • Own your home and have up-to-date homeowner’s insurance.
  • Be located within our service area. We serve the towns:
    Alstead, Antrim, Bennington, Chesterfield, Dublin, Fitzwilliam, Gilsum, Hancock, Harrisville, Hinsdale, Jaffrey, Keene, Marlborough, Marlow, Nelson, New Ipswich, Peterborough, Richmond, Rindge, Roxbury, Sharon, Spofford, Stoddard, Sullivan, Surry, Swanzey, Temple, Troy, Walpole, Westmoreland and Winchester.
  • Have an income of between 25-80% of the area median income.
  • Demonstrate a critical need for the repair – is the needed repair affecting your family’s safety, health, etc.?

How do I know if I qualify for a Small Home Repair?

Homeowners must satisfy the following criteria:

  • Meet income qualifications as a low-income household with an income that falls between 30- 60 percent of Area Median Income (AMI). **See chart below for 2020 income guidelines.**
  • Own the home, and it must be located within our service area towns; (link to town listing)
  • Reside in the home as a primary residence
  • Up-to-date mortgage and tax payments
  • Hold current and active homeowner’s insurance
  • Provide financial contribution towards the cost of materials (no one will be turned away for lack of funds)

What are some examples of small Home repairs?

Small home repairs are not cosmetic but address safety and accessibility issues that may make a home unsafe. Aging in place repairs focus on helping seniors and those with disabilities continue to live indepently in his or her own home. MHFH will also provide weatherization updates to homes that will reduce monthly energy costs.

Are there any repairs that MHFH cannot do?

Due to licensing requirements MHFH cannot provide work that includes roofing, HVAC, electrical and plumbing. We are also unable to do any type of asbestos removal or abatement work. We will not complete repairs over $5000 and all projects must take no longer than 3 days.

What is the next step after I submit my application?

Once MHFH receives a completed application with all the required documentation it is reviewed by staff within thirty days of receiving the application. After the review is completed, the homeowner will be contacted, and a home visit will be scheduled. The purpose of the visit is to determine the scope of work and what MHFH can provide the homeowner. If the repairs are approved, a work schedule will be agreed upon and the repairs will be completed.

How is the cost of materials covered? What if I cannot afford to pay for materials?

MHFH requests that homeowners pay for material costs associated with the project. If the homeowner has difficulty paying for the materials, we will work with the homeowner to determine a way forward. We are committed to helping low-to-moderate income homeowners with home repairs and will not turn anyone away. In some cases, we are able to use donated materials from local businesses depending on the type of repair.

How long will it take to be approved for the repair and have the repair completed?

Applications are reviewed as soon as they are received and MHFH will schedule a consultation at the homeowner’s residence to review the application and determine a scope of work. A mutually agreed upon schedule will be developed. This discussion will also include materials needed to complete the project and the cost.
